
Walt Dickson; owner, developer and broker of Lakefront Estates, is a 1967 graduate of the University of Tennessee with a B. S. degree in animal husbandry and also graduated from Mastery University in 1999.
He worked 2 years for Ankony Angus Corporation, a then nationwide cattle company and then as a construction foreman and real estate agent for a large Knoxville construction company prior to forming Walt Dickson Construction Company, Inc in 1972. He began in residential single family homes and branched out to multi-family housing and commercial construction and management. Walt also opened his own real estate firm, New Homes Realty, and continues to serve as principal broker.
2012 will be his 40th year in the business and Lakefront Estates is his 51st subdivision development in 9 East Tennessee counties. Other current projects include, High Meadows and Smoky Valley in Sevier County and James Ridge in Loudon. Walt recently started a project in Sanibel Island, Florida in 2011.
Walt has lived in the Paint Rock community for 31 years at Smoky Mountain Farm. His farm is located just 2 valleys over and 20 minutes from Lakefront Estates, so he knows the area very well.
We sat down with Walt and asked him several questions that are frequently asked about Lakefront Estates.

Q: What differentiates Lakefront Estates from other East Tennessee lakeside communities?
A: We purchased the land and began planning the Lakefront Estates Community in 2004. When we began selling the home sites in 2008, the subdivision was complete; clubhouse, community dock, walking trails, fenced perimeter, all utilities and amenities. We operate on a cash basis as we have no debt and both our development company and the home owners associations are financially strong.
Similar communities in our area have gotten into serious financial difficulties in the recent economic downturn.

Q: What is the future of Lakefront Estates and its surrounding area?
A: We see a bright future for Lakefront Estates as it is rapidly becoming a vibrant community with 11 completed residences, 5 others under construction now and all but one of our sold lots slated for construction in 2011-2012.
We are surrounded by beautiful East Tennessee attractions, The Great Smoky Mountains, the 2 mile wide Watts Bar Lake, great Chattanooga and Knoxville city amenities, classy golf courses, a variety of restaurants both lakefront and in surrounding towns, and exceptional medical facilities close by. These amenities make Lakefront Estates a first class retirement or second home choice.
Q: What utilities are available to the community?
A: Lakefront Estates has water and sewer service thru Watts Bar Utility Company, DSL high speed internet service, gas, both cable TV and TV satellite service, an excellent electrical outfit, Volunteer Electric, a volunteer manned fire department 3 miles away, fire hydrants, and security by the Rhea County Sheriff’s department.
We have all the amenities of the city in a lakefront country setting!
Q: What about taxes and other fees?
A: Rhea County taxes are some of the lowest in the south, and Tennessee has no income tax. Our HOA fees are only $40 per month and we expect no increase in the foreseeable future.
Q: Do you have any builders that you recommend?
A: Scotty Pemberton, owner of Scott Pemberton Builders has work with me for years and is an exceptional builder. He branched out on his own in 2004 and has built several subdivisions and does remodeling work as well. He has already built 2 customized homes and completed at least 2 remodels in Lakefront Estates.
